HIEA Cymru (Home Inspector Energy Assessor Wales) is a provider of EPCs, HIPS and Residential Property Surveys throughout South Wales
HIEA Cymru (Wales) is an Independent EPC (Energy Performance Certificate) provider, HIP supplier and Domestic Energy Assessor (DEA) practice, based in Cardiff and offering services throughout South Wales. The aims of HIEACymru are to provide Energy Performance Certificates (EPCs) and HIPs in a fast, friendly and professional manner, working directly for clients, estate agents and solicitors. Our DEAs and Surveyors are licensed through SAVA (Surveyors & Valuers Association).

The turnaround for the full HIP in the Cardiff and South Wales area is expected to be 5-10 working days, although this is dependant on the efficiency of the Local Authority and Utility Services when undertaking searches.We anticipate a two-day turnaround for the Energy Performance Certificates (EPC), Home Condition Survey and Home Condition Reports in the Cardiff area.
All EPCs and HIPs offered can be delivered either electronically or by hard copy.
The completed EPC or HIP will be delivered electronically to the Estate Agent/Letting Agent of your choice.
Home Condition Surveys (H.C.S)
The Home Condition Survey contains information about the physical condition of the property, carried out by a fully qualified and certified residential property surveyor, free from legal jargon and easy to understand. The detailed report contains simple 1/2/3 Condition Ratings of all key elements of the property.
The report will include information about:
- Building Condition and Defects
- Any structural movement
- Any damp, rot or woodworm
- Heating and electrical sevices
- Alterations
- Drains
- Environmental issues
- Insurance reinstatement costs

Content of Home Information Pack
The Home Information pack Regulations 2006 set out provisions on the "required" and "authorised" content of the Pack. Required documents must be included in the pack where appropriate and authorised documents may be included at the seller's discretion.
The required documents are:
- An index (i.e. a list of the contents of the pack)
- A sale statement (summarising terms of sale)
- Property Information Questionnaire (PIQ)
- Evidence of title
- Standard searches (i.e. local authority enquiries and a drainage and water search)
- An Energy Performance Certificate (EPC)
- Where appropriate, information (including a copy of the community statement)
- Where appropriate, leasehold information (including a copy of the lease, information on service charges and insurance)
- Where appropriate, a New Homes Warranty
- Where appropriate, a report on a home that is not physically complete
- A Home Condition Report (currently voluntary)
