The Home Condition Survey (Carried out by a fully qualified and certified residential surveyor)

A fast, comprehensive and competitive service to inspect your new home for all major defects that are likely to affect your decision to purchase.

The survey will identify any major problems early in the purchase process and is monitored by (SAVA) Surveyors and Valuers Association.

SAVA regulates surveyors and has an established reputation as a champion of residential property surveying standards and employs thorough checks and quality assurance procedures designed to guarantee customer confidence.

The Home Information Pack


All Properties marketed for sale in England and Wales must have a Home Information Pack. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

The Energy Performance Certificate (E.P.C.)

Energy Performance Certificates will give home buyers and sellers A to G ratings for their home' s energy efficiency to help cut carbon emissions and fuel bills. Our homes already account for 27% of the UK's carbon emissions contributing to global climate change. The Energy Performance Certificate is designed to help homeowners reduce the environmental impact of their homes.The Energy Savings Trust estimates that following the recommendations in an Energy Performance Certificate, an average of £300 a year can be saved in fuel bills.

The Energy Performance Certificate is computer generated and calculates the energy efficiency of a dwelling. The report also includes proposed measures and recommendations for improving the overall energy efficiency of the dwelling. The chart below is an example of the method used for recording the present rating of a dwelling along with the potential rating which could be achieved (by undertaking the recommended energy saving measures).

   

The Home Condition Report (HCR)

The Home Condition Report contains information about the physical condition of the property which sellers, buyers and lenders will be able to legally rely on as an accurate report which is easy to understand.

The Home Condition Report remains an important part of the Pack and can be included by sellers on a voluntary basis. The Report can be used by potential buyers at the beginning of the home buying process to ensure they are not faced with unexpected repair bills and other commitments they cannot afford. Sellers who provide a Home Condition Report will have an early opportunity to carry out repair work on the property or obtain quotes prior to marketing. Lenders can also benefit by using the reports to inform their valuations, reducing the need to repeat a detailed on site inspection at the buyer's expense.

The Government believes there will be significant benefits to home sellers if they top up their Packs to include full Home Condition Reports and that this is a product that the market can deliver.

The HCR must be undertaken by a licensed Home Inspector and offers a cost effective alternative to the traditional Homebuyers Survey.
